The condo has replaced the door entry system. This new system allows residents to enter the building without needing a FOB/key, as it can recognize your face (if you chose to upload your photo). It also comes with a smartphone app so you can let people in and look at the camera to see who is actually in the lobby. Or you can use the entry system to buzz your cell and let yourself in.
Bike & Tire Storage
The building offers bike storage and/or summer/winter tire storage in a locked room for a nominal fee.
Security
This building offers 24-hour Video Surveillance on-premise. Door entry system, and a on-call building manager 24/7 for any security concerns. Being at the west part of Centretown, this area is still considered safe place to live.
Leasing
Due to this being a condo building, a one-year lease must be signed. Based on the condo by-laws, we can not offer short-term or Airbnb rentals.
Extra's
Heat and hydro are in addition to the rent. The tenant must have their own account with Hydro Ottawa. To help alleviate your hydro bill, I have installed programmable thermostats and LED lights.
Tenant insurance is also required; proof must be shown yearly to the landlord. For insurance purposes, $2 million in liability is required. You may also want insurance to protect your furniture and other belongings in case of a fire or flood in the building. The landlord has options for companies that offer cheap tenant insurance.
Rules
This is an owner-occupied condominium (not a rental building), and the community standards are taken seriously.
Non-smoking property: The building is strictly non-smoking, including all common areas and balconies. Anyone who wishes to smoke must leave the condo property entirely.
Pet rules: The building also enforces strict pet policies, and guests are expected to follow them.
Many residents here own their units, pay condo fees and property taxes, and take pride in maintaining the building’s condition and atmosphere and are neighbourly to one another. As a tenant, you’re expected to share that mindset—be respectful of neighbours, keep noise to a minimum (11pm - 9am), dispose of garbage and recycling properly in the designated bins (bring large items to designated areas). Fines for pulling fire alarms out of mischief will render a hefty fine from the building administration. You will be given 1 (one) warning for pulling the alarm for no reason and will pay all any and fines related to your behaviour.
